Lots are sold with a “warranty deed,” not a “timeshare” or “membership” park. You are free to sell your lot at any time. Each lot has been surveyed with boundaries marked by metal stakes. The park is designed for Recreational Vehicles only. RV’s must be a minimum of 24’ in length and in like-new condition. Vans, truck campers and pop-ups are not allowed on deeded lots. The park is open from April 15 to October 15. The park is for seasonal recreational use only and residency may not be established. RV’s may be left on site over the winter and may be accessed by the owner. Family and guests may access your site with your permission. Overnight occupancy is limited to six people per site. The park will be managed by its own Board of Directors elected by lot owners. Owners pay a quarterly association fee (approximately $140 per quarter for 2005) and are responsible for property taxes and electrical usage. Owners must maintain liability insurance on their site and RV. Landscaping is allowed subject to plan approval by campground management. Decks and other structures are subject to approval by the owners’ association. Financing is available for qualified individuals through Associated Bank. Up to two pets are allowed per site. Dogs must be on leashes at all times. Rental opportunities are available for owners who wish to offset the cost of their RV site.
